Planning Services

All Community Planning Services are directed by Mr. John R. Varaly, AICP, who is certified by the American Institute of Certified Planners. There are a diverse range of services we provide with specialization in the preparation of Comprehensive Plans, Zoning Ordinances, Subdivision and Land Development Ordinances, Flood Plain Management Ordinances, and accompanying specialized land use regulations. Windmill regulations, mineral extraction regulations (including natural gas drilling) and Growing Greener regulations for permanent conservation of open space are among some of the noteworthy areas of expertise that have designed for clients. Expert witness testimony is provided for land use cases before Pennsylvania Courts along with expert advice to municipal Planning Commissions and Zoning Hearing Boards.

In the preparation and development of land use regulations, or in the case of providing planning services for a specific development or project, the approach in working with clients is designed to facilitate the client’s understanding of choices among various alternatives that may be available for consideration. Given the unique patterns of development and pertinent issues within each individual municipality, the presentation of available alternative approaches and the client’s understanding of the associated features and anticipated results of each alternative is always a primary function in serving a client. Our goal is to assist our clients in defining a vision for the future and to outline a strategy to reach it.
